A quality home inspection report is as important as the home inspection itself. A quality professional report will detail the findings of the Home Inspection with both a narrative and color photos, (a picture is worth 1,00 words), and communicate accurately and clearly for the client to make an informed decision.
When comparing inspectors and inspection reports, look at the inspector’s qualifications and earned certificates and credentials. Beware of inspectors that do not include a sample report for your review of the quality and detail of their report. Be cautious of inspectors that indicate that they will complete an inspection in 1-2 hours and deliver on site reports, as many will lack substance as not enough time was spent on observation. Alton Inspection, LLC on site inspections average 3 hours, with an approximate equal time spent on preparing the report for a clearly written and detailed report format.
Almost no home is going to be perfect (even new or recently built construction). Inspectors will usually discover some issues that the buyer and seller should be aware of and may need attention. These sample home inspection reports reflect a typical home in good condition.
