A Guide to Home Inspections

A home inspection is a visual inspection of the structure, and major systems of a home,  to find items that are not performing correctly or items that are unsafe.  If a problem, or symptom of a  problem is found, the Home Inspector will include a description of the issue in the written report, and may recommend further evaluation.  This is similar to a General Practitioner Doctor that recommends a specialist.

Infra Red Thermography

Certified Residential Thermographer

Use of an infrared camera during a home inspection can provide a more thorough inspection and can help you detect additional issues in a home such as:

  • Electrical
  • Moisture
  • Energy
  • Pests/vermin

A Guide to Radon

Testing is the only way to find out your home’s radon levels. EPA and the Surgeon General recommend testing all homes below the third floor for radon. You cannot see, smell, or taste radon. But it still may be a problem in your home.  When you breathe air containing radon, you increase your risk of getting lung cancer.

Home Energy Score

HERs

The Home Energy Score (HERs) was developed by the US Department of Energy to provide homeowners, buyers or renters with a standard assessment of energy related assets to compare energy use in the housing market. The HERs report will show you:

  • A home's energy use
  • Cost effective energy solutions to improve efficiency
  • Easy to understand 1-10 scale (1 least efficient, 10 most efficient)

Deck Inspections

Keep your Family Safe

The evaluation/ inspection of residential decks requires special knowledge, expertise and experience because of the possibility of the gradual deterioration of structural materials from water, climate factors, and corrosion of structural fasteners and connectors. A deck inspection will check for:

  • Structural materials
  • Guardrails
  • Handrails
  • Lighting
  • Stairs and landings

A quality home inspection report is as important as the home inspection itself. I use easy to understand language  to communicate accurately and clearly so that you can make an informed decision on your investment.
